Apartment Lease Transfer

An apartment lease transfer refers to an agreement or contract by which one can transfer the rights and responsibility of the lease of an apartment from oneself to another person if he one cannot complete the full lease term due to any particular reason. In this way, the original tenant is not obligated to pay the full rent of the lease for the remaining months and the new tenant can take over. The apartment lease transfer document must contain details of the apartment like address, name, rent and any other special instructions which the new tenant must follow. Such agreements must have approval of all the three parties involved.

Name of tenant: Bryan Coleman

Name of replacement tenant: Cory Rogers

Name of landlord: Michelle Jones

Apartment address: Apt 3456, 31 Greenwood Lane, Austin

The Apartment Lease Transfer agreement has been entered on February 16, 2012 and the tenant hereby transfers the title and all the rights and responsibilities of the lease to the replacement tenant for a period of 9 months remaining of the original lease agreement signed between the landlord and the tenant.

Terms and Conditions:

  • The replacement tenant shall have to follow all the rules and regulations of the original lease agreement, including payment of $780 as monthly rent and $2,500 as refundable security deposit
  • The landlord will pay the tenant the security deposit after receiving the amount from the replacement payment
