Full Service Commercial Lease

A full service commercial lease is a document which specifies how such a lease agreement shall be written. A full service commercial lease is one where the lessor or the landlord bears full cost of the utilities and amenities enjoyed by the lessee or tenant, at a certain price. It is a deal which though initially appearing to favor the lessee, also holds certain advantaged for lessors, and thus must be carefully written with pros and cons weighed appropriately.

The following is a full service commercial lease between Kiletrn Inc. [henceforth referred to as the lessor] and Mackintosh Inc. [henceforth referred to as the lessee] regarding the leasing of a property owned by the former to the latter for commercial and business purposes, for a period of one year. The date of commencement is 1st June 2011. This is a full service commercial agreement and hence the lessor shall be paying for the utilities like electricity, water, security services, maintenance costs etc. check overleaf for a more comprehensive list of the utilities that will be covered by this full service commercial lease. Some amenities which shall be used solely by the lessee, like phone and internet, will be exempt from this agreement. All terms and conditions governing the full service commercial lease must be read carefully and understood before the document is validated by the requisite signatures. Any dispute shall fall under the jurisdiction of New York State Court.
