Residential Lease Contract

A residential lease contract refers to a legal document by which the owner of a house or apartment can lease the property to a tenant to be used for residential purposes only for a particular duration. The tenant pays a rent amount to the landlord in return for the right to use the property. A residential lease contract cannot be used for any commercial purpose or official purpose. The lease document must mention the rent and security deposit amount, the term of the lease, notice period and any other special rules to be followed by the tenant and the landlord during the lease term.

Sample Residential Lease Contract:

The residential lease contract has been entered on February 20, 2012 by the lessee Will Jones for a house rented from lessor Vintage Real Estates. According to the agreement, the lessor hereby agrees to lease the house to the lessee, who shall have the right to use the property only for residential purposes.

  • Rent per month: $600

Terms and Conditions:

  • The lessee must pay a security deposit of $1,000 to be returned to him when the lease term ends or if the lease is terminated
  • A 30-day advance notice must be given by both parties to terminate the contract
  • The lessee is responsible for maintenance of the property and the lessor must ensure that the property is leased in good condition and follows all the state safety codes
