Residential Rental Lease

A residential rental lease refers to a legal document by which the owner of a house or apartment can lease the property to a tenant to be used for residential purposes alone in return for a rent amount for a particular duration. A residential rental lease cannot be used for any commercial purpose or official purpose. The lease must mention the rent amount, security deposit, number of people to stay in the house, the term of the lease, any other special rules to be followed by the tenant and the landlord and the notice period which both parties must give in order to terminate the contract.

Sample Residential Rental Lease:

The residential rental lease contract has been entered on February 20, 2012 by the lessee Anthony Richards for a house rented from lessor Villa Real Estates. According to the agreement, the lessor hereby agrees to lease the house to the lessee, who shall have the right to use the property only for residential purposes.

  • Rent p.m. : $1,200

Terms and Conditions:

  • The lessee must pay a security deposit of $4,000 to be returned to him within two weeks after the lease ends
  • A 15-day advance notice must be given by both parties to terminate the contract
  • The lessee is responsible for maintenance of the property and the lessor must ensure that the property is leased in good condition
